The dream of owning a home in Kenya has often felt like a distant mirage for low- and middle-income earners. The Boma Yangu portal is changing that. It is the digital gateway to the government’s ambitious Affordable Housing Programme (AHP), designed to make home ownership a reality for millions. This guide will break down the entire process into simple, actionable steps to help you navigate the journey from registration to receiving your house keys.

What is Boma Yangu?

Boma Yangu is the official online platform for the government’s Affordable Housing Programme. It is a one-stop shop where Kenyans can register, save for a deposit, select their preferred housing units, and apply for allocation. The programme targets Kenyans in three main income categories, ensuring that housing is accessible to those who need it most :

⚠️ Important: The programme operates on a “One ID, One Housing Unit” principle. This means each Kenyan citizen can only benefit from one subsidized housing unit, a measure to prevent speculative buying .

Step 1: Registration

This is your first and most crucial step. Registration is completely free. To qualify, you must be a Kenyan citizen, be over 18 years of age, and have a valid National Identity Card. You can register through three main channels:

  1. Online Portal: Visit the eCitizen website at www.ecitizen.go.ke, sign in or create an account, and click on the Boma Yangu tab to register.
  2. USSD Code: This is the fastest and most convenient method. Dial *832# or *123# From your mobile phone, follow the simple prompts to register.
  3. Huduma Centres: If you need assistance, visit your nearest Huduma Centre. Government officers are available to help you register in person.

Once you register, you will be required to complete your profile. This is a critical step where you submit your personal details and your housing preferences. Your information will be verified against government records for authenticity.

Step 2: Saving for Your Deposit

After registration, you are allocated a unique identification number. To activate your account and become eligible for a house, you must begin saving.

The Deposit Requirement

To qualify for allocation, you need to save a deposit, which is a percentage of the total unit cost. Different sources from the same period mention 5%  and 10%. This likely depends on the specific project or financial partner.

  • Example: If a unit costs KES 640,000, a 5% deposit would be KES 32,000.

Payment Methods

You can make your contributions via various channels:

  • M-Pesa: A quick and reliable method. Use the Paybill number 222222 and enter your National ID number as the account reference.
  • Bank Deposits: You can deposit cash at authorized custodian banks like KCB, NCBA, and Cooperative Bank.
  • Mobile Money & Cards: The portal accepts payments from all mobile money networks, as well as credit and debit cards.

Pro-Tip: You are not required to save a fixed monthly amount. You can save as much as you want, as many times as you wish. The savings are voluntary and will not be taxed at withdrawal .

Step 3: Selecting a Home and Applying

Once you have started saving, you can browse the available projects on the Boma Yangu portal. You can view projects across the country, filter them by location, and select your preferred unit.

Key details to consider:

  • Unit Type: Choose between studio, one-bedroom, two-bedroom, or three-bedroom units.
  • Location: The programme has projects in various counties, including Nairobi (Pangani, Ngara), Kisumu, Machakos, Mombasa, Nakuru, and more.

Once you have selected a unit, you can formally apply for it through the portal. It is important to ensure your profile is 100% complete and that you have met the minimum deposit requirement to be considered for allocation.

Step 4: Allocation

When projects are completed, the allocation process will begin. You will be notified via SMS or email when allocation for your selected project starts.

The allocation process is designed to be fair and transparent and is done without human intervention. Eligibility is determined by a weighted pre-qualification criterion, which may include factors such as:

  • When you reach the required deposit amount
  • Your family status (priority may be given to families)
  • Your income level and household status
  • The demand for various housing categories

If you are not allocated in the first round, your application is put on a waiting list, giving you priority in subsequent allocations.

Step 5: Review and Handover

Upon successful allocation, the Affordable Housing Board will review your application. You will then be contacted to sign the necessary agreements. This is when you choose your preferred payment plan, which could be a monthly payment (rent-to-own) or a one-off payment.

Once the paperwork is complete and the initial payments are made, you will be handed the keys to your new home. Congratulations! You are now a homeowner.
